The Pipe Ranch consists of 9,944 deeded acres and 440 BLM leased acres, for a total of 10,384 acres more or less. (Almost all deeded & no trouble with the Government lands).
It is located off of U.S. Hwy #85 approximately 25-30 miles South of Newcastle, WY, which would be the closest schools and  hospital.    The ranch borders Weston and Niobrara Counties, with 360 acres being located in Weston County.
The Cheyenne River runs along a portion of the South boundary and flows through the ranch for about 3/4 of a mile.  The elevation of the ranch is basically 4,050 in the Northeast corner down to 3,675 where the river exits the ranch on the South boundary.
Besides the pasture ground, there is approximately 337 acres hay ground, (which has not been cut or farmed in several years due to dry conditions).
The BLM lease is for 54 AUMs.
The annual precipitation in this area is 10-12”.  The utilities on this ranch are Rural Electric service, well and septic, propane, and telephone service.
This ranch has a 3,600 foot artesian well that is pumped to the headquarters and throughout the ranch with 12 water tanks and approximately 12 miles of plastic pipe.  The pump is set at 400 feet.  All tanks are operational.
At the present time we are not providing any of the negotiations on the railroad right-of-way or mineral rights.
Some of the best grass is on the East and the West of the two highways.  Also the North and West pastures are good.
This ranch is being offered for $310 per acre.
